My Strategy for Las Vegas Short Sales

Rob Flitton has developed an effective Las Vegas Short Sale System for Sellers.  Choosing the right REALTOR © with the right strategy is more important now than ever – you see, the The Mortgage Forgiveness Debt Relief Act (and Debt Cancellation) is set to expire December 31 of this year (2012).

What does this mean?  Well, when a Seller does a short sale the debt that their bank waives is treated as income (sometimes known as “Phantom income” because it is treated as income by but you don’t receive an actual payment).

Example:

Mortgage Balance – $350,000
Net Sales Proceeds from sale of the home – $200,000
LOSS that the mortgage holder waives – $150,000
INCOME to Seller reported to the IRS – $150,000

Until December 2012, though, the Seller is entitled to an offsetting tax credit so that this phantom income is not taxed.  This means if you’d like to do a Las Vegas Short Sale you have to act now – the average short sale takes about 6 months, so you have time.

2. We document the facts about your home and your financial situation and prepare a defined listing and pricing strategy.  This is where the horizon begins to get clearer for you and the solution begins to unfold.  We sign an exclusive listing with you and begin to be in touch with your lenders.

3. 4. We find you a qualified, ready and willing Buyer and negotiate the right kind of deal that integrates into our pre-arranged strategy.

5. Unlike most Las Vegas Real Estate teams that then relegate you to some designated file negotiator, Rob Flitton then personally submits and negotiates your Short Sale with your lenders providing you with regular updates – those lenders will determine their view of your home or Las Vegas Real Estate and concomitantly evaluate your specific hardship situation.

6. We receive your lenders’ approval letters or counter-offers and negotiate them and present your options to you for discussion and decision-making.

7. Before finalizing your transaction terms, we will again recommend that you present them for advice from the attorney and CPA.
