Las Vegas real estate is on sale and now is the time to buy.  Here’s why:

  • the Las Vegas market is currently very active and more and more homes are listed for short sale and the banking industry inventory is growing – there has never been a better time to buy homes (foreclosed or not);

Solid Renovation Tips:

Buyers are demanding, so when renovating, think beyond just basic renovating – think about satisfying the needs of the next buyer and you will tip the scales in your own favor.  Also, you will attract much better quality renters when you think about future buyers.

Air-Conditioning.  Any experienced agent can tell you how much of a concern this is to a buyer – everyone wants a cool house in a hot climate, and when buying a resale this is a paramount concern for the buyer.  When renovating or revamping, make sure to add the inspection and subsequent improvement of the mechanical systems into your budget.

Technology and Modernity.  Buyers are keenly interested in energy-efficiency, and this dovetails again into revamping the mechanical systems in the home – buyers want to know their HVAC systems are clean and well-maintained.  They also require the proper wiring and systems for their computers, high-speed internet and audio-visual equipment – they want proper functioning cable and satellite systems.  Today’s buyers are savvy about energy-saving windows and appliances as well.

Storage.  If you’ve ever watched a prospective buyer tour a home, you’ll have observed them checking the walk-in closets, the pantry, the other closets and storage spaces in the home and garage.  Storage is king.  We’re not talking about your minority of people who are packrats, we’re talking about the majority of buyers.  They want clever cabinetry and specialized niches for storing their stuff.

Neighborhood.  Buyers spend time studying the neighborhoods they’re going to buy in.  They want access to good retail, and quick access to transportation without the noise of that transportation – to jump onto the highway quickly when needed, but not to hear it.  They may also be concerned about schools and parks, so your odds of a good return increase when you look at these factors.

Exterior Excellence.  Whether it is a trendy architectural look, a private fenced backyard, a place to protect and manage their pets, or just plain peace and quiet, it is wise to pay attention to these desires of the future buyers when considering the home you’re investing in.

You won’t be able to predict every factor that some future buyer will pay you a premium on, but these ideas should give you a solid advantage.
